Investor summary

Investors are invited to provide funding for Heron View, a residential development in the suburb of Langeberg Ridge in Cape Town.

The Developer has secured the site for the development of sectional title apartments within a secure gated environment. To develop this stage of the project, the total funding required is R 34 500 000, with the minimum investment amount limited to R 100 000. Investments receive fixed returns calculated as follows:

Investment level R 100 000 – R 499 000 (15% per year)
Investment level R 500 000 upward (18% per year)

The initial investment period is projected to be for approximately 12 months after which investors may exercise their option to roll the investment over into subsequent investment cycles to prolong their investment. Unique to our offering is the security structure to protect your investment which can be elaborated upon with further information provided when you enquire.

Investor funds are initially paid into STBB Attorneys Trust account. Upon exit, at the end of the investment cycle, the Attorneys will repay the investor capital plus accrued interest. It is at this time that the investor may choose to rather reinvest funds into another available investment, called a ‘rollover’ of funds.

The previous projects undertaken in the Cape Town area by the Developer were funded on the same basis.

 

The Heron View Development

Heron View will be a secure, access-controlled complex. The homes are all 2-bedroom apartment with a choice of 1 or 2 bathrooms. All units will have a patio or balcony with a built-in-braai.

The site of the development is very well located. Langeberg Ridge is a thriving, popular and safe residential area in the Northern Suburbs of Cape Town. The development is surrounded by houses and townhouses in what is an established area. The site itself, being slightly elevated, will give many units fantastic views which will enhance its appeal. To develop this stage of the project, the total funding required is R 19 600 000, with the minimum investment amount limited to R 100 000. Investments receive fixed returns calculated as follows:

Investment level R 100 000 – R 299 000 (15% per year)
Investment level R 300 000 upward (18% per year)
